The short answer: cocopeat isn't bad using it alone is. As a component of a mix it's useful. As 100% of your growing medium, it compacts, stays waterlogged, breeds fungus gnats, and can carry damaging salt levels. Most cocopeat failures in Indian homes come from treating a single ingredient as a finished substrate.

Cocopeat (coir pith) is everywhere in Indian gardening because it's cheap, light, and sold in convenient bricks. None of that makes it a complete potting medium. Here's the honest breakdown.

What is cocopeat actually good for?

Used correctly, cocopeat is a genuinely good water-holding component. It's a renewable byproduct of the coconut industry, it's light, it rehydrates from a compressed brick, and it holds moisture well which is exactly why seed-starting and propagation often use it. As part of a blend, providing the moisture-retaining fraction, it earns its place.

The problems begin the moment it becomes the whole mix.

Why does 100% cocopeat cause root rot?

Because cocopeat can hold close to half its volume in water, and roots need air as much as water. A pot of pure cocopeat stays saturated long after watering. Roots respire they take in oxygen and in a constantly wet, airless medium they suffocate, then rot. The fine particle size that makes cocopeat hold water so well is the same property that leaves almost no air space between particles.

This is the single most common way well-meaning plant parents kill tropical houseplants: a moisture-loving plant in a moisture-hoarding medium, watered on a schedule, slowly drowning.

Does cocopeat compact over time?

Yes and this is the failure people don't see coming. Fresh cocopeat feels fluffy. After a few weeks of watering, the fine particles settle and pack down, the few air pockets that existed collapse, and drainage gets worse with every watering. A medium that was merely too wet becomes a dense, airless block. In Indian heat, where everything breaks down faster, this happens quickly.

What about the salt problem?

Raw, un-buffered cocopeat often carries high levels of sodium and potassium salts from the brackish water used in some processing. Cheap, unwashed coir can arrive with an electrical conductivity (a measure of dissolved salts) far above what plants tolerate. Those salts cause leaf-tip burn, stunted growth, and nutrient lockout. Good cocopeat is washed and buffered until the salt level drops; bargain bricks frequently aren't, and there's no way to tell by looking.

Which plants should never go in pure cocopeat?

Moisture-loving ferns and calatheas tolerate a cocopeat-heavy mix better than most but even they do best when it's cut with structural material so the roots can breathe.

Does cocopeat breed fungus gnats?

So how should you actually use cocopeat?

Treat it as one instrument, not the whole orchestra. A workable role is roughly a quarter to a third of a mix, balanced with structural, air-holding components coarse bark or husk chips, a mineral fraction for drainage, and something to keep the root zone sweet. The cocopeat holds moisture inside the particles while the coarse components keep air channels open between them.
